How Much Does End of Lease Cleaning Cost in Australia? (2026 Prices)

Bond cleaning prices by home size in 2026, what a standard clean includes, what carpets and other add-ons cost, and how to get a fair quote.

A professional end of lease clean in Australia costs about $220 to $850. Most two and three bedroom homes come in between $400 and $500 before extras. The number of bedrooms sets the base price, and carpet steam cleaning is the add-on that most often doubles a quote.

TL;DR

  • Studio or 1 bedroom: $220 to $380, about $300 typical.
  • 2 bedrooms: $250 to $500, about $400 typical.
  • 3 bedrooms: $350 to $700, about $480 typical.
  • 4 bedrooms: $500 to $850, about $620 typical.
  • Carpet steam cleaning is usually extra: around $230 to $320 for a 1 or 2 bedroom unit in Sydney.
  • Always check whether a quote is a fixed price or hourly, and whether it includes GST.

Prices by home size

These ranges come from What's The Damage, an Australian cost guide that says it checks more than 90 trade pricing sources and last verified these figures in October 2026. Each line shows low, typical and high.

  • Studio or 1 bedroom: $220, $300, $380
  • 2 bedrooms: $250, $400, $500
  • 3 bedrooms: $350, $480, $700
  • 4 bedrooms: $500, $620, $850

For a second data point, Simply Maid, a national cleaning company, publishes fixed prices. On 20 October 2026 it listed $423 for a 1 bedroom, 1 bathroom home, $455 for 2 bedrooms and 1 bathroom, and $519 for 3 bedrooms and 2 bathrooms, including GST and the oven. Those prices assume the home has been kept reasonably clean. A place with built-up grime cost about $96 more for a 1 bedroom, and one needing a full reset about $191 more.

City matters a little. The same cost guide puts a Sydney bond clean at $290 to $575, Melbourne at $260 to $525, Canberra at $275 to $550 and Brisbane at $250 to $500.

What a standard bond clean includes

Inclusions vary between companies, so check the list on every quote. As one example, Simply Maid's base price covers the oven, racks and range hood, inside cupboards and drawers, the fridge and dishwasher, bathrooms, benchtops, inside windows and tracks, light switches and wiping marks off walls, plus vacuuming and mopping.

Its base price leaves out:

  • Outside windows
  • Mould and grout restoration
  • Moving furniture
  • Pest control
  • Anything above a two-step ladder

Add-ons and what they cost

Carpet is where quotes jump. Some leases require professional carpet cleaning when you move out, often when you've had pets, so read yours before you book. The Sydney figures from What's The Damage are $230 to $320 for a 1 or 2 bedroom unit and $300 to $450 for a 3 bedroom house, with stain treatment at $23 to $57 a stain and pet deodorising at $17 to $46 a room.

Simply Maid's published add-on prices give a sense of the rest:

  • Carpet steam cleaning: $60 per bedroom, $120 per living room
  • Wall washing: $93 per room
  • Blinds: $23 each
  • Balcony or patio: $70
  • Garage: $139
  • Same-day booking: $40 extra

Fixed price or hourly?

A fixed price is easier to compare, and it means you aren't paying for a slow cleaner. Hourly cleaners charge about $35 to $80 an hour, with $55 typical, according to What's The Damage. That suits a home that is already in good shape. Simply Maid books about five and a half hours of one cleaner's time for a 3 bedroom, 2 bathroom home, so at a typical hourly rate the total lands close to a fixed quote anyway.

Is it cheaper to do it yourself?

A DIY clean costs you products and a full day or two. It can work for a small, tidy unit. It gets harder with an oven that hasn't been cleaned in a year, carpets the lease says must be professionally cleaned, or a tight handover date. Our end of lease cleaning checklist goes room by room, so you can see how much work is involved before you decide.

How to get a fair quote

  1. Tell the cleaner the number of bedrooms and bathrooms, whether there is carpet, and whether you had pets.
  2. Send photos of the oven and bathrooms. Built-up grime can add as much to the price as an extra bedroom or two.
  3. Ask if the price is fixed, whether GST is included, and exactly which add-ons are in it.
  4. Ask what happens if the property manager flags something. Many bond cleaners will come back and re-clean for free within a set window, but the terms vary. The checklist guide explains what to look for in a bond back guarantee.
  5. Book a week or two before your handover date so you have a choice of cleaners.
