Termite costs
Termite work is priced very differently from a general spray, so it gets its own list. Same source, low, typical and high:
- Termite inspection: $250, $300, $500
- General pest treatment plus termite inspection bundle: $320, $420, $520
- Pre-purchase pest inspection: $200, $300, $450
- Spot treatment of an active area: $250, $500, $900
- Chemical barrier around an existing home: $2,000, $3,500, $5,500
- Baiting system: $2,000, $2,600, $4,500 installed, then $500 to $1,000 a year for monitoring
- Barrier top-up or reticulation recharge: $300, $550, $1,200
If termites are already active, eliminating the colony is quoted at $2,000 to $6,000. Next to that, a $300 yearly inspection is a small cost. Inspection reports quoting Australian Standard AS 3660.2 say inspections should happen at least every 12 months, and more often where termite risk is high.
What changes the price in your city
General pest treatments start from about $160 to $205 depending on where you live, according to the same guide. Sydney sits at the top from $205, Canberra from $200, and Melbourne and Perth from $190. Brisbane starts from $180, the Gold Coast and Sunshine Coast from $175, Adelaide from $165 and Hobart from $160.
Within a city, these push a quote up:
- A bigger home or a large yard, since there's more ground to treat.
- A heavy infestation that needs a follow-up visit.
- Hard access, like a low subfloor or a crowded roof space.
- A longer warranty, which some companies build into the price.
Do you need a professional?
Supermarket sprays and baits handle a few ants or the odd cockroach. A professional makes more sense for an infestation that keeps coming back, rodents in the roof, bed bugs, anything to do with termites, or when a lease asks for a pest treatment with a certificate. Our guide on how to choose a tradie covers checking licences and insurance, which applies to pest controllers as well.
If you're moving out, read your lease and your state's tenancy rules before you book an end of lease treatment. Whether you have to pay for one depends on what you agreed to and, in some states, whether you had pets. Our end of lease cleaning checklist has a section on it.
How to get a fair quote
- Say which pest you're seeing, where, and for how long. Photos help.
- Give the home's size and whether it's a house or a unit.
- Ask what chemicals they'll use and whether you, kids or pets need to stay out, and for how long.
- Ask how long the warranty runs and whether a return visit inside that time is free.
- For termites, ask for a written inspection report, not just a verbal all clear.
