Using a mortgage broker: duties, commissions and questions to ask
Mortgage brokers in Australia must be licensed - either holding an Australian Credit Licence or operating as a credit representative under one - and since 2021 they owe you a legal Best Interests Duty: the broker must act in your best interests, not the lender's. That duty is a genuine protection banks' own staff don't owe you, and it's fair to ask a broker directly how they've applied it to their recommendation.
Brokers are typically paid commission by the lender (an upfront percentage of the loan and a small annual trail), which means the service is usually free to you - but ask anyway: brokers must disclose their commissions, and it's reasonable to ask how many lenders are on their panel and which lenders they wrote the most loans with last year. A panel of thirty lenders means little if 80% of their loans go to two banks.
A good broker compares total cost over time (rate, fees, offset/redraw features), explains why the recommended loan beats alternatives including your current bank, and handles the application and settlement legwork. Check the broker's credit licence status on ASIC's registers, and their reviews for responsiveness after settlement - refinancing and rate reviews are where long-term value shows up.
